I have friends who built a home in the AZ high desert w/a tankless water heater, and the neat thing they did to get the hot water to the tap sooner was to build in a constantly circulating flow of hot water as radiant heating in the concrete floor, that cycles more frequently during daytime/active hours in the home, and cuts back at night. This way hot water is always nearer to the tap, and it's not a total waste as it's heating the home...not sure if they need it in summer, but it's great in winter/cool evenings.

Thanks so much for sharing! It's great to see people around the country committed to preserving and updating these mid-century houses. I've gotten so many great ideas from this site that I plan to put into use when we move into our own little time capsule, a 1955 Florida bungalow, at the end of the month.

Thank you for sharing your experience! I have a kitchen full of St Charles cabinets that need to be repainted. I know this will be a costly & difficult process- so I just keep putting it off. We actually have copper gutters that had been painted white that we had soda blasted. I will contact the man that did the gutters & see if he knows anything about cabinets. I am just afraid the cabinets will get bent...in all the moving around. Thanks for the tips on what to do & not do!
